Where it sits and how the streets read
Builder pages put the main entrance east of US 41 and south of 85th Avenue. Listing directions say to take US 41 to 85th Avenue east and turn right on Lake Hills Drive, or take US 30 to Austin Avenue south, turn right on 85th, and turn left on Lake Hills Drive. Winding Trail is the other way in from 85th, and Hillside Drive comes off Winding Trail.
The plat was recorded in pieces. Listing records name Lake Hills Resub #3 on Winding Trail and Lake Hills Resubdivision Unit 4 on Lake Hills Drive, where the townhomes sit. Forest Glen Court is another townhome street. Ask which resubdivision a house sits in, because the rules and the dues follow the plat. The photo at the top of this page is a 2022 USDA aerial. It shows the lake in the middle, the amphitheater and pier on the east shore, the townhome courts to the east, and single-family streets to the west.
Lake Hills Park and the amphitheater
The Town of St. John lists Lake Hills Park at 8640 Lake Hills Drive, with playground equipment, a walking and bike trail, a fishing pier, picnic tables, an amphitheater, and a lake. Town parks are open from 6:00 a.m. to 10:00 p.m. every day. The town’s booking page lists the amphitheater for 100 people and says there is no pavilion on the property. Builder pages describe the lake at 34 acres.
The amphitheater is where the town has held its free summer concert series. In 2025 the town ran concerts and car shows there from 6 to 9 p.m. on four summer evenings, and told people to bring chairs and coolers. Expect cars and music on those nights if you buy near the east shore. Check the town’s current schedule and the fishing rules with St. John Parks before you plan around them.
Homes, dues, and the rules
Lake Hills has two kinds of houses. On the west side, listing records show large custom homes. One on Hillside Drive was built in 2007, and one on Winding Trail was built in 2012 on a lot over half an acre. Both were listed as all brick. On the east side, ranch townhomes with walkout basements sit on short courts. A Lake Hills Drive townhome record shows a 2006 build on about 0.16 acres.
Read the dues line on every listing. The townhome record lists $200 a month to the Lake Hills Townhome Association for grounds and snow removal. The two single-family records list association fees of $400 and $408 for grounds, and those records do not say how often the fee is billed. Ask. A 2012 builder blog said Lake Hills rules required brick on all four sides of a home and allowed only wrought iron fences. Get the current covenants before you plan a fence, an addition, or a new build on an open lot.

Schools (confirm by address)
Lake Hills is in the Lake Central School Corporation. On the district’s elementary boundary map, Lake Hills Drive, Forest Glen Court, Hillside Drive, and the middle and south parts of Winding Trail fall in the Kolling Elementary zone. The north end of Winding Trail, near 85th Avenue, sits close to the Watson line, so check that end by address. Lake Central sends Kolling students to Clark Middle School and Watson students to Grimmer Middle School. Kolling Elementary is at 8801 Wicker Avenue, Clark Middle School is at 8915 W. 93rd Avenue, and Lake Central High School is at 8400 Wicker Avenue, all in St. John. The district says its map lines may not be exact, so confirm the schools for the exact address with Lake Central before you offer. We do not publish ratings here.
Getting around and the week
85th Avenue is the neighborhood’s front door. US 41, which is Wicker Avenue through St. John, runs to the west, with Kolling Elementary and Lake Central High School on it. US 30 is to the south. Drive your real commute from the driveway you would use, at the hour you would leave, before you buy.
