Indiana Homestead Deduction for Lake & Porter County

If you own and live in your home as your principal residence in Indiana, the homestead standard deduction cuts assessed value on that parcel. For bills paid in 2026 (2025 assessment), Form HC10 sets the standard cut at $48,000. That filing is also what unlocks the supplemental homestead deduction and the 1% circuit breaker cap. Who qualifies

Form HC10 defines a homestead as your principal place of residence in Indiana. You own it, you are buying it under a recorded contract that makes you pay the taxes, or you qualify under the co-op, trust, or entity rules on the form. The homestead is the dwelling, a garage, and up to one acre around it, plus the limited residential extras listed on HC10. You generally get one homestead. A house you do not occupy as your principal residence is not a homestead for this deduction.

DLGF is clear that you do not need to refile every year. Reapply when the property is sold or the title changes, or when ownership or use changes so the parcel is no longer your homestead. If you become ineligible, notify the county auditor within 60 days. Failure can mean back taxes plus a civil penalty.

What the numbers are right now

Keep assessment year and pay year straight. Indiana bills are often talked about as “2025 Pay 2026.” Form HC10 (State Form 5473, revision R21 / 7-25) sets the standard homestead deduction for assessment dates after December 31, 2024:

  • 2025 assessment: $48,000
  • 2026 assessment: $40,000
  • 2027 assessment: $30,000
  • 2028 assessment: $20,000
  • 2029 assessment: $10,000
  • 2030 assessment and after: $0

So for bills paid in 2026 on a 2025 assessment, $48,000 is the standard deduction figure on HC10. The schedule then steps down on later assessment dates. Do not price a 2029 payment off a 2026 screenshot.

If you receive the standard deduction, the county auditor also applies the supplemental homestead deduction. For taxes first due and payable after December 31, 2025, HC10 sets the supplemental as a percentage of assessed value after the standard cut: 40% for taxes first due and payable in 2026, then 46% (2027), 52% (2028), 57% (2029), 62% (2030), and 66.7% for 2031 and each year after. You do not file a second form for the supplemental when the standard homestead is already on the parcel.

That homestead status is also what puts the parcel under Indiana’s 1% circuit breaker cap on gross assessed value for the homestead portion (DLGF Tax Bill 101). Extra acreage and non-homestead classes sit under different caps. Voter-approved referendums can sit outside the cap. Pull the current TS-1 for the parcel. A listing remark is not a tax statement.

How to file in Lake County

File with the Lake County Auditor, Building A, 2nd Floor, 2293 N. Main St., Crown Point, IN 46307. Phone (219) 755-3120. Hours Monday through Friday, 8:30 a.m. to 4:30 p.m.

Lake also offers online homestead deduction filing. The county’s own page says you must file on or before December 31 of the year you are applying for so the deduction credits to taxes payable the following year. Online filing charges a non-refundable convenience fee. You can still print Form HC10 and file in person or by mail. Bring or upload proof that the address matches your Indiana driver’s license or state ID. After a refinance or deed change, Lake says you need to refile.

State Form HC10 still says to complete, date, and file or postmark with the county auditor on or before January 15 of the calendar year in which the taxes are first due and payable. Use the stricter of the state form and what Lake posts when you file. When in doubt, call the Auditor at (219) 755-3120.

How to file in Porter County

File with the Porter County Auditor. The county’s Homestead Deduction page is the place to start. Office: 155 Indiana Avenue, Valparaiso, IN 46383. Main county phone (219) 465-3400. Porter recommends applying in person so staff can check the form. You can also print the application and mail it with proof of eligibility (usually a government ID showing the home address).

Porter’s FAQ says fill out, sign, and date the application by December 31 for the following year’s bill, and file the completed form with the Auditor by January 5. Again, HC10’s statewide January 15 line still exists. Follow Porter’s posted wording for Porter parcels, and keep a file-stamped copy if you mail the form.

To read a Porter bill or parcel taxes, use the county Property Tax Portal. Installment due dates there are May 10 and November 10 unless the county posts a next-business-day shift.

What the homestead unlocks

  • Standard homestead deduction on assessed value (HC10 schedule above).
  • Supplemental homestead deduction, applied by the auditor after the standard cut.
  • 1% circuit breaker treatment on the homestead portion of gross assessed value (DLGF Tax Bill 101), before referendum add-ons.

If the homestead is missing on a new purchase, you are not getting that stack. Check the bill after closing. Sales Disclosure can claim the homestead at transfer in many closings, but confirm it actually posted with the auditor.

New-purchase checklist

  1. Before you write, pull the current tax statement (TS-1) for the parcel. Note whether a homestead is already on it (seller’s homestead does not travel with you automatically in every case).
  2. At closing, ask whether Sales Disclosure will claim your homestead. Keep copies.
  3. After recording, confirm with the Lake or Porter auditor that your homestead is on the parcel. Lake buyers can use the online request or visit 2293 N. Main. Porter buyers start at the Auditor in Valparaiso.
  4. Update your Indiana driver’s license or state ID to the new address. Lake’s online flow expects the ID address to match the property.
  5. Calendar the county deadline (Lake December 31 wording online, Porter sign-by-Dec-31 / file-by-Jan-5 FAQ, statewide HC10 January 15). File early if closing is late in the year.
  6. When the next bill arrives, verify the standard and supplemental deductions appear. Call the auditor if they do not.

I just closed. Is Sales Disclosure enough?

Sales Disclosure can claim the homestead at transfer, but it is not a substitute for confirming the deduction posted. Check with the Lake or Porter auditor after recording. If it is missing, file HC10 (or Lake’s online request) before the county deadline.
