Lakes of the Four Seasons is a private, gated lake community east of Crown Point. People around here just say Four Seasons or LOFS. It covers about 1,648 acres across Lake and Porter counties, with four lakes and an 18-hole golf course inside the gates. The 2020 Census counted 7,091 people there. Every address reads Crown Point, IN 46307, but the county line runs through the middle, and that line decides your school corporation and your county taxes. The property owners association owns the lakes, the parks, and the private roads, and it bills every lot a yearly charge. Confirm the county, the school line, and the POA charge on the exact parcel before you write.

A summer place that stayed
The POA’s master plan tells the story. Thomas J. Perine, a 34-year-old builder from Indianapolis, believed people are drawn to water. He built lakes and sold the land around them. Four Seasons broke ground in 1966 as a summer retreat with a boating lake, a fishing lake, a golf course, beaches, a pool, and a campground. Over the years it filled with people who live here all year. The campground is a dog park now. Most of the rest is still here.
The photo at the top of this page is a 2022 USDA aerial of Lake Holiday inside the gates. It shows boat docks and lakefront homes along the water.
The four lakes and the course
Lake Holiday is the big one, about 191 acres in the south-center of the community. Big Bass Lake covers about 69 acres on the east side, all of it in Porter County. Dams on Sunnyslope Drive and Four Seasons Parkway split the two, and Lake Holiday sits a few feet lower. Up north there are two small lakes. Lake on the Green is about 13 acres in Porter County. Trouthaven Lake is about 4 acres in Lake County.
The golf course plays to par 72 and 6,376 yards from the blue tees. Nearly all of the front nine is in Porter County and the back nine is in Lake County, so you can cross the county line in one round. Golf is a private membership run inside the community. Two restaurants inside the gates, Seasons Lakehouse and the 19th Hole Grille, are open to the public.
The POA also lists a pool, beaches, tennis courts, playgrounds, athletic fields, a dog park, and a half-mile walking track at Lions Park. Its master plan counts 12 parks and recreation sites on nearly 80 acres.
Homes and streets
Four Seasons is mostly single-family homes. The master plan says the few condos sit on East Lakeshore Drive on the north side of Lake Holiday. It also found most homes owner-occupied. Homes went up over several decades, so age and updates vary a lot from one lot to the next. Lakefront, lake-view, golf-course, and interior lots are different sales. Price the street and the water frontage, not the community name.
The master plan names Kingsway Drive, Sunnyslope Drive, and Four Seasons Parkway as main roads, and the POA office sits on Lake Shore Drive. Search live homes on realest.com, then check the county on each listing.
Schools (confirm by address)
This is the part buyers trip on. The whole community has Crown Point mailing addresses, but schools follow the county line. Homes on the Lake County side are in the Crown Point Community School Corporation. Homes on the Porter County side are in the Porter Township School Corporation, whose high school is Boone Grove High School. Confirm the elementary, middle, and high school for the exact address with the district before you fall for a dock. We do not publish ratings here.
The POA, the gate, and the paperwork
The Lakes of the Four Seasons Property Owners Association runs the community. An elected board sets the budget and the rules, and a staff handles the roads and common areas. The posted restrictive covenants let the POA charge every numbered lot a yearly assessment. The board sets the amount by April 1 each year. Unpaid charges can become a lien on the lot. Ask for the current charge, what is owed on the lot, and any amenity fees before you offer.
The POA has its own security department, staffed 24 hours a day. It says visitors give their last name and the resident’s name and address before they come in. Plan showings, movers, and contractors around that.
Sellers, read this one. The covenants posted on lofs.org say “For Sale” and “For Rent” signs are not allowed under any circumstances, and other signs need written POA permission. Marketing a home here means photos, online search, and showings, not a yard sign. Changes to a home or lot also run through the POA’s building rules. Read the covenants yourself before you trust a Facebook comment about them. If you are selling, the Indiana seller’s disclosure page covers the form you will fill out.
Getting around and the week
The POA puts Four Seasons about halfway between Crown Point and Valparaiso. The main gate is on the north side, off 109th Avenue. Smaller gates on 117th Avenue and on 123rd Avenue (County Road 275 S) are closed to the public too. Drive your real commute from the gate you would use, at the hour you would leave, before you buy.
Inside the gates the week is the water, the course, the beaches, and dinner at the Lakehouse. Downtown Crown Point and the courthouse square are a short drive west for everything else.

The tradeoffs to weigh
- The lakes, the course, and the gate are the draw. You pay a yearly POA charge for them, and you live by the covenants.
- Same Crown Point address, two counties. Your schools and your tax bill depend on which side of the line the lot sits.
- No yard signs. Sellers need a plan that works without one, and buyers need to search online instead of driving for signs.
- Homes went up over several decades. Expect different ages and updates on the same street.
- Every guest, mover, and contractor checks in at the gate. Some people love that. Some find it slows a moving day.
Who it fits
- Buyers who want a boat, a beach, or a tee time a few minutes from home and are fine with POA rules.
- Families who already know which school corporation they want and will shop one side of the county line.
- Movers from Illinois or the Chicago suburbs who want lake living and will drive the commute first.
- Sellers who want a shop that markets without a yard sign and knows the gate routine.
