Aberdeen is a master-planned golf community southwest of downtown Valparaiso. It is built around The Course at Aberdeen, an 18-hole public course at 245 Tower Rd. The Census counts Aberdeen as its own place in Center Township, Porter County, with 2,117 residents in 2020. Mail still reads Valparaiso, IN 46385. The property owners association lists a community park, a pool, pickleball and tennis courts, ball fields, a playground, and summer Concerts on the Green. The POA and the current builder both name Valparaiso Community Schools. Confirm the school line, the POA papers, and the taxing district on the exact parcel before you write.
Our office is at 112 S. Main St. Suite B, Crown Point, IN 46307. Search live homes on Realest.com. Representation stays with Realest.
The farm under the fairways
Before it was Aberdeen, this ground was Timberlake Farm. The POA tells it as a dairy farm, a hunting lodge, and a place where thoroughbred horses were raised in the woods and rolling pasture. The old farmhouse is now The Inn at Aberdeen. The old stables became a neighborhood restaurant and pub. Lawson Creek winds through the community. The photo at the top of this page is a 2022 USDA aerial of fairways, ponds and homes in Aberdeen.
The Course at Aberdeen opened in the summer of 1997. Dr. Michael Hurdzan designed it. It runs as a public, daily-fee course. POA owners get discounts on green fees, memberships, and the golf shop.
Pockets and streets
Aberdeen is a set of smaller neighborhoods under one association. The POA’s covenant list names The Fairways, The Greens, The Heather, The Highlands, The Highland Villas, The Links, The Prairie, The Preserve, The Village Homes, The Woods, The Woods II, Gleneagle Villas, and the Village Center. Each of those has its own covenants on top of the master Aberdeen covenants.
The POA describes the Highland Villas, the Cottages, and the Manor Homes as maintenance-free with common services. The Greens and the Fairways sit close to the pool and parks. The Highlands, the Links, and the Heather have most homesites on the edge of the course. The Woods and the Preserve sit behind a gate.
New construction is still going. D.R. Horton is selling new homes in Aberdeen from 45 Larwick Circle. Its plans run from 1,970 to 2,600 square feet, with four bedrooms and a full basement. Street names that show up in public listings include Larwick Circle and Scotscraig Drive. If you want to rent first, Hills of Aberdeen is an apartment community on Marcliffe Dr inside the development.
Schools (confirm by address)
The Aberdeen POA says students attend Valparaiso Community Schools. D.R. Horton lists Heavilin Elementary, Benjamin Franklin Middle School, and Valparaiso High School for its section. The POA’s contact list also carries Union Township Schools, so check before you assume. Confirm the elementary, middle, and high school for the exact address on official district tools before you fall in love with a floor plan. We do not publish ratings here.
Utilities and paperwork
The Census treats Aberdeen as an unincorporated place in Center Township. Confirm on the parcel whether a lot sits inside or outside Valparaiso city limits, because that changes the tax and service story. Sewer comes through the Nature Works Conservancy District, and the Valparaiso Water Department bills it off your water meter reading.
Ask for the POA dues, what they cover, and the covenants for that pocket before you offer. Changes to a home or yard go through a POA request process, so ask what needs approval. Read the covenant itself before you trust a Facebook comment about it.
Commute and the Valpo week
Valparaiso’s Census mean travel time to work is 24.8 minutes (ACS 2020-2024 city average). Your own drive can look very different. The builder points to US-30 and Highway 2 for access. Downtown Valparaiso and Central Park Plaza are a short drive from Aberdeen. The city runs the V-Line bus, so check the current route map before you count on it. There is no South Shore Line station in Valparaiso. If rail is your plan, you drive north to a station such as Dune Park in Chesterton.
Inside Aberdeen the week is the park, the pool, the courts, the course, and the summer concerts. For a bigger park day, Valparaiso Parks runs Rogers Lakewood Park. Central Park Plaza carries the downtown calendar.

Honest tradeoffs
- The course, the park, the pool, and the concerts are the draw. Each pocket adds its own covenants to the master POA. Read both for the lot you want.
- Aberdeen is a drive to downtown Valpo. If walking to Central Park Plaza is the point, tour a near-downtown street the same Saturday.
- The POA and the builder name Valparaiso Community Schools, and the POA also lists Union Township. Love Thy Neighbor means we say that out loud and make you confirm the address.
- New D.R. Horton homes sit beside homes from earlier phases. Expect different ages and styles by pocket.
- The Woods and the Preserve are gated. Ask how that gate is run and paid for in that pocket’s covenants.
Who it fits
- Buyers who want golf-course and park-centered living near Valparaiso and do not need to walk downtown.
- Buyers who want new construction with a basement inside an established community.
- Downsizers looking at the maintenance-free villas and cottages who will read the common-services terms.
- Sellers who need comps by pocket, since a gated Woods lot and a Greens home near the pool are different sales.
- Illinois or Chicago-area movers comparing Porter County with Lake County who will drive the commute first.
