Pam and Sash walk hire early, attend the walkthrough, read the report with your Realtor, then negotiate, credit, repair, or walk. We will not invent pass rates or average repair dollars. Your contingency window and your inspector’s scope control the edges. File-specific calls stay on a call.

Suite B after the offer sticks
A buyer walked into Suite B on a weekday afternoon with an accepted offer printed and folded in their bag. The house was a lived-in ranch on a tree street in Crown Point. Earnest money was already moving. The fridge note at home said close date wish, school cutover, and one hard truth: they still did not know what was under the roof, behind the furnace panel, or in the crawl space they only peeked at during the showing.
Pam did not celebrate the acceptance as if the hard part was over. She pulled the inspection window on the contract and asked the questions Sash still uses when inspection week walks in. Who is your inspector, and are they booked before the contingency clock runs? Will you attend the walkthrough so you hear the tools and the notes in the room, not only in a PDF later? Are you buying only, or selling something so repair talks and key dates collide? What would make you renegotiate, and what would make you walk, before the report lands and feelings get loud?
That is the shop habit for home inspection talks in Crown Point, Munster, Schererville, Dyer, St. John, Highland, Cedar Lake, Merrillville, Valparaiso, and the Illinois-line towns we work. The accepted offer is a start line, not a finish line. Diligence is not suspicion. Diligence is how a buyer learns the house they already wrote on.

What a home inspection is at Suite B (and what we will not invent)
A home inspection here is a visual, noninvasive look at the major systems and structure a licensed or credentialed inspector can access on inspection day. Roof, exterior, foundation clues, attic and crawl where reachable, plumbing, electrical, HVAC, insulation clues, and the big safety flags that show without cutting walls open. Your contract window and your inspector’s scope set the edges. Details change by house age, access, weather, and what the seller left locked.
It is not a warranty. It is not a punch list from a builder. It is not a guarantee that nothing will break after closing. It is not a pass/fail sticker for the whole house. It is not an appraisal. It is not a code inspection for the town. It is not a promise that every screw and seal is perfect.
Specialty looks still matter when the main report points that way: sewer scope, radon, mold, structural engineer, roofing contractor, chimney, or septic where the property needs it. Suite B will not invent which add-ons your file needs. We will talk through what the main report and the house type are asking for.
It fits when:
- You have an accepted offer (or a clear path to one) and a real contingency window on the calendar
- You will hire early, attend if you can, and read the report with your Realtor before you fire off repair demands
- You will soft-start the wider buyers path on Buy and keep live options visible on realest.com if you need a Plan B address
It does not fit when:
- The only plan is to skip the inspection because the kitchen looked warm
- You need a guaranteed pass rate or a promised repair credit number. We will not sell that story
- Town and product are still “anywhere near Chicago” with no counties we work named, and no offer path yet
We will not invent pass/fail rates, average repair dollars, or days-on-market claims for all of Northwest Indiana on this page. Ask Suite B what your pocket, product, and contract window look like on your file. Call (219) 801-0432. Soft-start live homes on realest.com.
How Suite B handles inspection week on your file
1. We hire the inspector early. Do not wait until the contingency day is almost gone. Ask Suite B for the shop’s plain questions to ask an inspector about licensing or credentials, sample reports, and how they handle attics, crawl spaces, and older NWI stock. Book inside the contract window with room left to read and decide. Soft-start the full buyers path on Buy. Email saso@realest.com with subject Inspection week if you want Suite B to pressure-test the calendar before you lock a slot.
2. We attend the walkthrough when we can. Hearing the inspector talk about the roof edge, the panel, the moisture stain, or the furnace age in the room beats skimming a PDF alone at midnight. Take notes. Ask plain questions. Do not turn the walkthrough into a repair negotiation with the seller present. Soft-read From Offer to Closing so inspection week sits inside the wider file.
3. We read the report with your Realtor. Reports can run long. Photos can look louder than the words. Suite B helps separate safety and major systems from maintenance noise and wish-list upgrades. Your Realtor is not the inspector. Your Realtor helps you decide what the findings mean for this contract and this budget.
4. We negotiate, credit, repair, or walk. Some findings ask for a repair request. Some ask for a credit. Some ask you to keep walking toward closing with eyes open and a maintenance plan. Some ask you to terminate inside the contingency if the risk does not fit. We will not invent which path your file should take. Soft-start Plan B inventory on realest.com before you feel trapped by sunk earnest money feelings. Soft-read Earnest Money With Our Crown Point Shop when the deposit is part of that stress.
5. We re-inspect repairs when repairs are part of the deal. If the seller agrees to fix items, ask who does the work, what proof you get, and whether a re-check or follow-up look is worth the calendar. A receipt is not always the same as a good repair. Suite B will not invent contractor outcomes.
6. We keep sell-side honest if you are leaving a house. Buyer inspection week on the purchase can collide with seller prep on the house you still own. Soft-gate Sell and Learn · Selling. Soft-read Buy and sell at the same time. Soft-read the live seller diligence door Seller home inspection checklist. Soft-check RealestValues.com only as a soft worth whisper on the house you might leave, then call the shop so numbers stay file-specific.

Honest tradeoffs in inspection week
Speed vs thoroughness. A short contingency feels cleaner on a competitive offer. A short contingency also leaves less room to book a good inspector, add a specialty look, and decide without panic. Write which risk you can live with before you write the offer again.
PDF scare vs real risk. Photos of stained wood and older panels can spike adrenaline. Some items are maintenance. Some are safety. Some are big money. Read with your Realtor before you decide the house is doomed or perfect.
Repair request vs credit vs walk. Asking for every cosmetic fix can stall a deal. Asking for nothing when a major system is failing can strand you after closing. Walking when the risk does not fit is not failure. Soft-start Plan B on realest.com so walking stays a real option.
Seller repair vs your own contractor later. A seller repair can save cash at closing and still need a re-check. Doing the work yourself later can mean control and also means you own the schedule after keys. Neither path is free of tradeoffs.
Buy-side diligence vs sell-side prep. If you are leaving a house, the seller checklist on realest.net can help you see your own listing through a buyer’s inspector eyes. Soft-read that live post. Soft-gate Sell. Do not pretend the two desks are the same afternoon.
New construction vs lived-in. New builds still need eyes. Lived-in homes often show more history. Soft-start product questions with Suite B. Soft-start inventory on realest.com. We will not invent which product inspects cleaner this week.
Who this inspection talk fits (and who should pause)
Strong fit
- Buyers with an accepted offer (or a clear offer path) and a real contingency window
- First-time buyers ready for plain report language (soft-read the FTB post)
- Households buying in towns we work who will attend the walkthrough when they can
- Files that also need sell-and-buy sequencing (soft-read the same-time post and seller checklist)
- Illinois-line movers whose next address is in towns we represent (soft-gate Relocation)
Maybe wait or adjust
- The only plan is to waive inspection to “win,” with no honest talk about risk tolerance
- You need a guaranteed pass, a promised credit number, or an invented average repair cost. We will not sell that story
- Town or product is still “anywhere near Chicago” with no counties we work named. Narrow first, then talk inspection week
What Pam and Sash will ask you back
Expect questions about your contingency end date, whether the inspector is booked, whether you can attend, what would make you walk, whether specialty looks are in play, and whether a current home sale is colliding with this calendar. Expect honesty if the report is loud and the budget is tight. Expect a redirect to Buy, Sell, Learn · Selling, Relocation, the FTB post, the offer-to-closing post, or the seller checklist when the next desk matters more than one scary photo.
What does a home inspection cover for buyers with Realest?
A typical home inspection is a visual look at major systems and accessible structure: roof and exterior clues, foundation clues, attic and crawl where reachable, plumbing, electrical, HVAC, and clear safety flags. Scope follows the inspector and the house. It is not a warranty or a town code stamp. Soft-start questions with Suite B at (219) 801-0432.
Should I attend the home inspection walkthrough?
Yes, when you can. You hear the notes in the room, see access limits, and ask plain questions while the tools are out. Soft-read From Offer to Closing so the walkthrough sits on the wider file calendar. Soft-start Buy if you are still shaping the offer path.
Can I negotiate repairs after the inspection in Indiana?
Often yes inside your contingency and contract terms, through repair requests, credits, or other agreed paths. Sometimes the honest move is to proceed with eyes open. Sometimes the honest move is to walk. Suite B will not invent your outcome. Soft-start Plan B on realest.com.
Do I still need an inspection on a newer or newly built home?
Yes. Finish quality, grading, moisture, and what still needs eyes or a builder follow-up still matter. A punch list is not a full substitute for diligence. Ask Suite B plain questions before you treat newer as risk-free.
What if I am selling my current home while buying under inspection?
