Suite B when the fridge note says "help at closing?"
A seller sat at the Suite B table on a weekday with a printed offer and a highlighter. The house was a lived-in Crown Point two-story on a quiet street. The offer price looked close. The sticky note on the fridge at home said school calendar, next lease on the rental they were leaving for, and one hard question: Should we offer closing-cost help, push a rate-buydown, credit repairs instead of swinging hammers, or hold firm and wait for a cleaner write?

What a seller concession is (and is not) in Northwest Indiana
A seller concession here usually means the seller agrees in the contract to contribute money that helps the buyer's costs at closing. The common shape is a credit toward the buyer's closing costs. Other shapes show up as rate-buydown help the buyer's lender structures, or a repair credit when inspection findings are better handled as cash than as last-minute work. It is not the same as a price cut. A price cut lowers the contract price. A closing-cost credit keeps the price and shifts cash toward the buyer's settlement charges. Every dollar of help has a tradeoff. Every dollar of help is a dollar that does not stay in seller proceeds, unless the offer price or other terms already baked that help in. The buyer's lender may not allow every shape or every dollar. Loan programs have limits. Appraisal and underwriting still matter. Ask your lender (or have the buyer ask theirs) what is allowed on this file.
Repair credit vs closing-cost credit. A repair credit is often tied to inspection findings and may show as a credit at closing instead of the seller completing work. A closing-cost credit is aimed at the buyer's settlement costs so they need less cash at the table. Both can be "concessions" in plain talk. It fits when:
- A financed buyer is short on cash to close but the price and house still fit
- You would rather credit a clear inspection item than rush a contractor before closing
- You and Suite B have named your walk-away net before you answer the offer

It does not fit when:
- The only plan is to match an invented "average concession" you saw online
- You need a guaranteed appraisal or rate outcome. That is a question for the lender
- Town and product are still "anywhere near Chicago" with no counties we work named, and no real offer on paper yet

Closing help menu: four paths on one fridge note
Closing-cost credit. The seller agrees to credit a stated amount toward the buyer's closing costs. It helps a financed buyer who has the payment but not the cash stack at the table. The tradeoff is that your net drops by that credit unless the price already carried it. Rate-buydown help. Sometimes buyers ask the seller to fund a temporary or permanent rate buydown their lender structures. This can make the monthly payment feel easier. It is still seller money leaving the table, and the lender's rules decide what is allowed. Ask the lender for the buydown math on your file.
Repair credit (vs swinging hammers). After inspection, some findings are cleaner as a credit than as a rushed repair. A receipt for work you did not supervise is not always peace of mind for the buyer. A credit can keep the calendar moving. Hold firm (or price cut instead). Sometimes the honest move is no concession and a clean price. Sometimes a price cut is cleaner for the loan file than a large credit. How it shows on the contract and closing statement (high level, not legal advice). The purchase agreement usually names the credit or concession in writing. At closing, that help often appears as a credit line on the settlement statement that lowers what the buyer brings and reduces seller proceeds by the same agreed amount. Honest tradeoffs on seller concessions
Net proceeds vs "help the deal" feelings. A credit can feel generous and still miss the net you need for the next roof, the next lease, or the payoff on this house. Write the walk-away number before you answer the offer.
Closing-cost credit vs price cut. Credits help cash to close. Price cuts change the contract price and can change the loan and appraisal conversation. Neither is free. Ask Suite B to run both shapes on your file.
Repair credit vs completing the work. Fixing it yourself can mean control and also calendar risk. Crediting it can mean speed and also a buyer who still wants proof later. Read the seller inspection checklist and start on Sell.
Rate-buydown help vs a cleaner price. Buydown help can make payment talk easier for the buyer and still be seller cash leaving. A cleaner price with less help can be simpler for underwriting. Ask the lender for the buydown numbers.
Speed to accepted offer vs patience for a cleaner write. Offering help early can pull a financed buyer forward. Waiting can bring a stronger write or a quieter week. Feelings about days on market are real, so call the shop with your pocket and your timing.
