Your purchase agreement sets the closing date, so the first answer is on your contract. With a mortgage, plan on about five weeks from loan application to the closing table. Purchase loans nationwide closed in an average of 36.8 days in March 2026, according to mortgage data firm ICE. Cash deals can move faster because there is no loan to approve. The steps are the same in Lake, Porter and LaPorte Counties.

Your contract sets the clock

The purchase agreement lists your closing date and every deadline before it: when earnest money is due, when the inspection window ends, and when the loan has to be approved. Those dates are what you and the seller agreed to, so they matter more than any average.

The day your offer is accepted, put every date on one page and share it with your lender. If a date looks too tight, say so then, not the week of closing.

Our blog post From Accepted Offer to Closing in Northwest Indiana walks through each step and who owns it.

Federal timing rules on a mortgage

Two federal deadlines from the Consumer Financial Protection Bureau shape every financed closing:

  • Your lender has to send a Loan Estimate within three business days of getting your application.
  • Your Closing Disclosure has to reach you at least three business days before closing. Use those days to compare it with the Loan Estimate and ask about any line that grew.

Only three changes start a new three-business-day wait: the annual percentage rate (APR) becomes inaccurate, the loan product changes, or a prepayment penalty is added. Other changes, like a seller credit or a fixed typo, get a corrected form at or before closing without moving your date. The CFPB rule guidance spells this out.

Want the cost side too? Our answer on buyer closing costs in Northwest Indiana covers what lands on those forms.

How the money moves at an Indiana closing

Indiana has a Good Funds Law for the closing agent, the licensed professional who holds and pays out the money. If you are bringing $10,000 or more, the closing agent can pay it out only after your money arrives by wire and can’t be pulled back. Under $10,000, a cashier’s or certified check also works. A personal check counts only up to $500 per closing.

The rule is in Indiana Code 27-7-3.7, and the Indiana Department of Insurance explains it in Bulletin 171.

Ask your closing agent early how they want your funds. Before you send a wire, call them at a number you already trust. Never follow wire instructions that change by email.

What can slow a closing down

  • Loan paperwork the lender is still waiting on, like pay stubs or a gift letter.
  • An appraisal that comes in under the price. Our post on appraisal gaps covers your options.
  • Repair talks after the inspection. See our home inspection answer.
  • Title problems, such as an old lien or a missing signature on a past deed.
  • One of the three loan changes that restarts the Closing Disclosure wait.

In our experience, these are easier to fix when someone spots them in the first week.

Quick answers

How long does it take to close on a house in Indiana?

Your purchase agreement sets the date. With a mortgage, plan on about five weeks from loan application. Purchase loans nationwide closed in an average of 36.8 days in March 2026, according to ICE. Cash deals can move faster. We are licensed in Indiana and Illinois.

When do I get my Closing Disclosure?

Your lender has to get it to you at least three business days before closing. Compare it line by line with your Loan Estimate, which the lender had to send within three business days of your application.

What can delay my closing date?

Missing loan paperwork, a low appraisal, repair talks after the inspection, and title problems can all push it back. A new three-business-day wait also starts if the annual percentage rate becomes inaccurate, the loan product changes, or a prepayment penalty is added.

Can I bring a check to closing in Indiana?

Under $10,000, a cashier’s or certified check works, and a personal check counts only up to $500 per closing. For $10,000 or more, Indiana’s Good Funds Law requires a wire that is irrevocably credited to the closing agent’s escrow account.

Can a cash purchase close faster?

It can. There is no loan to approve and no Loan Estimate or Closing Disclosure clock. Title work and the dates in your purchase agreement still set the pace.
